As you can see I have chosen the Beverly neighborhood on the southwest side of
Chicago. First notice the term of months that are used, they are in multiples of three.
Next the number of homes that have closed / or sold during this span. Next we take
the number of homes sold and divide that buy the number of months that we are using,
and that gives us the number of homes sold in that span per month. Next you will see
the number of listings that are currently on the market. After using the number of
homes sold in any given month and dividing that into the current listings on the market
gives us the total of how many months it would take to sell the current listings at this
pace. Why is this important? Well depending on how much time you have to sell, or
want to sell your home, the months supply on the market will be how long it will take to
sell your home at the highest price. If you wish to price your home at a high level, then
you can expect to wait this amount of time for the market to absorb your home. Which
we can expect to say that your home is over priced. As you get your price to the
market price, the numbers dramatically change in your favor. So where would you like
